Constructing Tiara Resort, a brief history...
In the Tiara Resort we have twelve mountain villa’s, family bungalows,
with three bedsrooms, bathroom and a living room. Each bungalow has his
own terrace with a great view on the Terelj valley. will offer Four star
hotel accommodation with a tropical swimming pool with sauna and Jacuzzi
and a pool bar. On the second floor you will find A Dutch look-alike
bar/nightclub. Drinks and beverages from the whole world will be offered
here. On the first floor the restaurant is situated with International
food with Dutch specialties such as “Boerenkool met Worst”, “Snert”, “Pannekoeken”, “bitterballen”.
Two good equipped conference and meeting rooms, an indoor children’s
playground with a nanny to animate the children, a fitness room will
complete the whole families desires.
After our marketing investigations in the region we are quite sure our
resort will be a success and within 4 years our investment will be returned.
Still it is risky business. It is new and newer done before in Mongolia.
We are not 100% sure that our concept will work. Are during winter time
the Expats from Beijing really ready to travel to one off the coldest
countries in the world? Do Mongolian families go for a wel-earned midwinter
weekend holiday to the Tiara Resort ? … We think they will … but
still it is risky !!
This was the main reason for the Dutch ministry of economical and foreign
affairs to nominate our plan in Terlj to become a PSOM project. My Mongolian
business partner and myself founded already some years ago a Dutch/Mongolian
joint venture, “Tiara Resort Co.Ltd”.
In august 2005 we presented our business plan and our application to
be recognized as PSOM project. We had to wait 4 months for our plan to
be proofed by the experts from EVD. On the 16th off December 2005 the
contract with EVD was signed. On 17th of December I was in the plane
on my way to Mongolia and the next day the first meeting with the Mongolian
architect took place.
In April 2006 a huge machine started digging a 15 meter deep hole in
the permafrost ground for the fundament. In wintertime you cannot do
any outside constructing in Mongolia because temperature can drop to
minus 40 C. .
The Chinese (sub)constractor worked hard during the whole summer, sometimes
with 90 workers from sunrise till sunset and a miracle happened. Unfortunately
the contractor died in July because of a hart attack. During more then
a month no construction work was done at all! In August we found a other
contractor to finish the construction. In October 2006 the outside construction
was ready, but he windows where not placed and the heating system was
not installed. In November we have to stop the workers because the temperature
drop to minus 27 C. and no construction work could be done.
We had to wait till mid April before construction works could continue.
Mr. S. Bayarbaatar, the Mongolian investor, in practice the director
of real-estate and project-developer company “Realtor” became
into daily charge to finish the construction soonest. Dutch construction
engineer Mr. Jaap Belt became into charge to control the quality and
progress of the plant. Mr. Belt was on the site, working 7 days a week
from the middle of April till the middle of July. Also General Director
Addie Schiphorst Preuper of Tiara was working at side from the beginning
of May till now (till at least mid October). Together with his Mongolian
partner Mr. S. Bayarbaatar they are controlling the finishing of the
site. Furnishing and fitting up all the resort took much more time and
money then expected. Workers will finish some minor last inside constructions.
September 1st the Resort will be ready for operation.
The Grand Opening will be on 22 cnd of September 2007. It is a great
honour for us that former Dutch minister of finance Mr. Gerrit Zalm will
come to Mongolia to do the official opening together with Mongolian President.
We where also very happy that a senior expert, cook and restaurant owner,
from the Dutch organization PUM Holland, Mr. Stan Mulder was assisting
us with equipping the resort’s restaurant, bars etc. Mr. Mulder
trained the local cooks and learnt them how to run a restaurant on a
proper and hygienic way.
Of course we are very greatfull for the subsidy of the Dutch state,
without that we probably would not have been able to start this project.
Mongolian banks are demanding over 22% annual interest for loans!
I hope this introduction made you feel warm to visit our Tiara Resort
for a weekend or midweek, specially during winter time.
Within a few weeks (beginning of September) we will start campaigns
to attract serious Mongolians and expats with their families from Ulaan
Baatar, Beijing, Shanghai and even Hong Kong to come to Mongolia. From
Beijing we are offering a complete travelpackage by the “Mini Trans
Mongolian Express”. Traveling by a comfortable train trough the
beautiful Gobi dessert will become a unforgettable experience for youand
